The revolving doors at the old Bonefish Grill in Broadlands Village Center are gone, and so are the big black awnings over the windows. Temporary Wonder signs went up in their place in late August. The company's own location page lists 43135 Broadlands Center Plaza as "coming soon" for November 2026. A few doors away, Teabreak Pho & Boba opened the week of October 21 in the space that used to be Pholicious.
Across Ashburn this year, a pattern keeps showing up. Most of the new places to eat are going into older, grocery-anchored centers, and most of them are taking over a kitchen another restaurant just left. One Loudoun gets most of the attention as Ashburn's town center. In 2026, though, its newest leases have gone mostly to stores selling furniture, kitchenware and clothes.
Two Centers, One Landlord, Five Restaurant Names
Ashburn Village and Broadlands Village are both owned by Saul Centers. The company's Ashburn Village page puts that center at 44065 to 44151 Ashburn Shopping Plaza, at Gloucester Parkway and Ashburn Village Boulevard, with Giant Food as a major tenant. Its Broadlands Village page lists 43135, 43145 and 43150 Broadlands Center Plaza, with Aldi among the major tenants.
Between them, the two centers account for most of the food news in Ashburn this fall:
| Restaurant | Center | Former tenant | Status as of late October 2026 |
|---|---|---|---|
| Teabreak Pho & Boba | Broadlands Village | Pholicious | Opened week of Oct. 21 |
| Wonder | Broadlands Village, 43135 Broadlands Center Plaza | Bonefish Grill | Slated for November 2026 |
| Pasta di Guy | Ashburn Village, 44050 Ashburn Shopping Plaza, Suite 147 | Carnegie NY Style Pizza | Aiming for November; brand site says Winter 2026 |
| Cozmo One | Ashburn Village | Roadhouse Momo & Grill | Targeting November or December |
| Torus Bagels | Ashburn Village, 44110 Ashburn Village Blvd. #134 | Jimmy John's | Was targeting October as of late August |
Pasta di Guy's two timelines don't quite match. On October 14, The Burn reported that the sign was up and the local team was aiming for November, though no official date had been set. The brand's locations page now says the Ashburn store is expected to open in Winter 2026. The menu covers set pasta dishes, a build-your-own pasta option where diners choose ingredients and sauces, plus flatbreads, sandwiches and salads.
Cozmo One is a smaller version of what the brand runs in Chantilly. The Chantilly location has a grocery, a butcher shop, a bakery and a restaurant, and the management team told The Burn that only the bakery and restaurant are coming to Ashburn. The menu includes shawarma, wraps and rice platters, along with pizzas and burgers.
Each New Arrival Takes Over a Space Someone Else Used
Every name in that table is moving into a space a previous tenant left. Roadhouse Momo & Grill closed at Ashburn Village Center in April and said it planned to move, which freed the room Cozmo One is now preparing. Pasta di Guy took the corner unit that Carnegie NY Style Pizza used to occupy. Teabreak reopened the Pholicious space under new management and a new name.
The same thing is happening at smaller centers around Ashburn:
- Tous Les Jours, a French-Asian bakery and restaurant, opened August 21 at Ashbrook Marketplace, the Lidl-anchored center at Ashburn Village Boulevard and Russell Branch Parkway.
- Athenian Mediterranean had construction underway in September in a lower-level space at Goose Creek Village that Massaya used to occupy, with an opening expected later in 2026.
- M.O.R. (Meat Over Rice) opened quietly as a takeout and delivery kitchen inside the Gas Mart at 43974 Pipeline Plaza, near Ashburn Village Boulevard.
- YouMin Delights is an ice cream and juice shop going in beside Ashburn Ice House at Cameron Chase Village Center, off Farmwell Road, The Burn reported in August. The center's own page still lists it as coming soon.
Not every space has a new tenant yet. Duck Donuts at Broadlands Village Center had closed for good by April 11, less than two years after it opened. All American Steakhouse, in the same center, closed in June. As of early July, a Saul Centers representative told The Burn that the landlord was working either to reopen the steakhouse or to bring in another restaurant, and the roughly 7,600-square-foot space was listed as available. That is one of the largest restaurant spaces in the neighborhood centers still waiting on its next tenant.
Wonder works a little differently from the others. The Burn describes it as similar to a ghost kitchen, with 20 or more restaurant menus served from one kitchen. The menus run from Thai, Greek and Mexican to burgers, salads and cookies. Most orders are carryout and delivery, but there will be a dining room for people who want to eat there. The Broadlands location follows Wonder openings in Leesburg and Sterling earlier this year.
At One Loudoun, the New Leases Are Mostly Furniture, Kitchenware and Clothes
In mid-October, Northern Virginia Magazine listed 12 new and coming-soon businesses at One Loudoun. Three of them serve food: Bartaco, Tatte and Van Leeuwen. None of the seven on the coming-soon side are restaurants.
The retail side of that list looks like this:
- Arhaus opened its store and showroom at 20312 Exchange St. in April. Alo, the activewear brand, opened at 20302 Exchange St. in May.
- Monkee's of Loudoun, a women's clothing, shoe and accessories boutique, held its grand opening October 15 to 18 at 20366 Exchange Street.
- Pottery Barn is planned as a standalone building of 13,260 square feet in the section still under construction. Williams Sonoma is planned for nearly 5,800 square feet in the same new block along Exchange Street.
- Madewell is planned for a space of nearly 4,300 square feet in that new section, and Anthropologie is coming next door to Lululemon. Free People Movement has only been reported as considering a location.
The clearest example of the change is the former Container Store. That store, Loudoun's only Container Store, set August 22 as its last day of business. The Washington Business Journal reported that an L.L.Bean will go into the space. It would be the brand's first Northern Virginia store since its Tysons location closed in January 2022, and no opening date has been announced.
Meanwhile, One Loudoun's restaurant list has lost names as well as gained them. City Tap House closed in May, and the second-floor Lost Fox Hideaway was reported unaffected. On the other side, Bartaco soft-opened in September at 20365 Exchange St., Suite 211. Northern Virginia Magazine says Bartaco's front lawn will become an ice skating rink in the winter months. No opening date for the rink has been published yet.
How That Shapes the Next Six Weeks in Ashburn
Put these openings on a calendar and most of them land in November and December at the neighborhood centers. Teabreak is already open at Broadlands Village. Wonder is due there in November. At Ashburn Village, Pasta di Guy's own site says Winter 2026, and Cozmo One is targeting November or December. All of those dates are targets, not confirmed openings, until the doors open.
The holiday shopping calendar runs on a different track. The 4th Annual Holiday Festival of Trees and Holiday Shopping Village takes over The Barn at Brambleton, 24439 Evergreen Mills Road, on November 20 and 21 from 10 a.m. to 6 p.m. The event listing promises decorated trees, local makers, Santa, food and entertainment. For holiday gift shopping at One Loudoun, the newer stores on Exchange Street are the ones already open: Arhaus, Alo and Monkee's.
Suzanne Ager keeps close track of how Ashburn's shopping centers are changing, from which kitchens are getting new tenants to which storefronts are still waiting.
